Thanks for the email and words of encouragement. I really appreciate it. As you very well know, I have been on cloud nine since a couple of weeks ago when I found my tenant buyers.
As happy as I am, the fact that things can always get bumpy until the tenant buyers fulfill all their obligations and actually move in, is always front and center in my mind.
As you already know Leslie, I have been interested in real estate for quite a few years now but I was just never able to find someone who could hold my hand and show me the way to do it properly. As far as the numbers are concerned all I ever wanted was to break even. I mean the plan was to find a few decent properties that wouldn't have too many issues as far as maintenance was concerned, and find good tenants for these properties. That has been the investment plan floating in my head until I found Rockstar.
With Rockstar's help I am doing much better than that.
First of all, you showed me how to do this with only 5% down.
Secondly, I will be cash flowing about $450.00 per month. That is roughly about $450.00 more than I would have settled for if you didn't show me the light.
And the sweetest part is the upfront $5000.00. How can one go wrong? My wife, you might remember was somewhat skeptical about the whole rent to own thing. She was worried about finding a tenant who would be willing to pay $1650.00 per month, and also pay for utilities, when people in the area are paying $1300 to $1400. Well now she is a believer, because she saw the whole process and she understood the emotions that made the tenant-buyers become so connected to the property.
As for the Rockstar team, this is what I have to say: before this property, I had previously been involved in four real estate transactions. No offense directed towards Rockstar, but those experiences left me with an extremely low opinion of real estate agents. Most real estate agents are interested in nothing more than their commission. At the conclusion of all my previous real estate dealings, I was not on speaking terms with the agent involved.
At Rockstar however, I was pleasantly surprised to find out that real estate agents could actually behave like human beings. An agent is a very valuable resource to an investor, but 95% of them are not worth their salt and the other 5% are worth their weight in gold. I think Rockstar agents are among the top 1%.
The most exhilarating part of this whole experience was the marketing (which ironically was also the scariest!). My property closed on the 3rd of March; so I got my 800 line and I did the normal online and offline ads: Kijiji.ca, backpages.com, Hamilton Spectator and of course the yard sign.
On the 4th of March, Rockstar held one of those member events where there was a ton of useful information. One of the things that Tom and Nick talked about was Google and Facebook advertising. That idea intrigued me so much that by the next day I had a one page website up and running, and I ran an ad on Google and another one on Facebook.
I cannot adequately express the response to this type of marketing. People were responding by email as well as by phone. Between Google, Facebook and Kijiji, I was probably getting two to three inquiries per hour. There was no difference between 2PM and 2AM, emails just kept coming.
In the property, there were occasions when there were so many people that I did not get a chance to talk to all of them. Some people would come in the house, look around and leave before I even managed to say hi. On my next property I think I will advertise only on Google, Facebook and Kijiji.
When I found Rockstar, I truly felt like I had seen the light. My eight year long search for a reliable and honest real estate mentor finally came to an end. I finally am not apprehensive about the future anymore. I know that my retirement is now secure, my wife and I will enjoy the good things that life has to offer, and most satisfying of all is the fact that my children will go to the best schools and will not have to suffer the way their dad did.

Hi Leslie,
I should thank my sister Aida for sending me the Rock Star Inner Circle e-book this spring. After reading that, joining the club, classes, and reading everything else, we made it reality.
We decided to invest in our first home in Oshawa since we travel this way every week or two to our trailer on Rice Lake. The first home we put an offer in was in the south end of Oshawa, but it failed the home inspection so we backed out. Then we found a very nice home in the north end with great curb appeal. We had a difficult time negotiating this property, but finally came to an agreement. Altogether we investigated more than 30 homes and viewed about 20 in total.
We bought this home for $258,000. plus the seller agreed to pay $4000. in closing costs. Just before the quick closing we uploaded advertising in Kijiji and surrounding newspapers and started answering the calls. On closing, we picked up the keys on Friday and put up a nice sign. That weekend we camped out in the home and showed it to about 12 people over 2 days. The next weekend we showed it again to about 8 people, and a few more the following Tuesday evening. We had about 3 times as many people make appointments to view the home and actually showed up. But the 3rd Saturday on the Labour Day weekend we found the right people. This couple with 2 kids lived in Guelph and the husband commuted to Whitby everyday. They loved the home, location, and program. After the viewing they ran to the bank and brought back a cert. cheque for $16,850. (15k covered the down payment and $1850. first month’s rent). After that we signed 2 copies each of the rental and purchase agreements and handed them the keys since they wanted to take immediate possession. By the way, I read through all the pages out loud to them before signing. A bottle of water truly came in handy.
We qualified for a 5% down payment before we purchased this home. Our total out of pocket investment expense was around $17,000. including advertising, etc. Our mortgage payments are $1150. plus $340/mth in property taxes plus about $60. for insurance. This works out to about $300./mth positive cash flow. We agreed on a $299,900. sale price after 3 years with $400. per month in credits. This will work out to $29,400. as a total buy-out down payment the tenants will accumulate.
We would like to give a big thanks to our coach Leslie Kitchen for taking us out looking at properties, negotiating the deals, and answering all our questions. She was great!
The Rock Star team of experts were wonderful. A big thanks goes out to Dave Butler's office, Gerry Gatto's office, and HouseMaster Home Inspections. All great people which we look forward to having more business transactions with in the near future.
Right now the only advice we can recommend to anyone interested in real estate investing, is to just do it.

I started investing in real estate while still living in England. When I came to Canada, I wanted to invest in property again but got so involved in a business that took much of my time, that I did not pursue any real estate ventures initially. When my youngest son moved to Toronto to study at U of T and after having lived in residence for two years, I decided to invest in a downtown condo. That gave me the itch to do more real estate investing. I stayed up all night and waiting in a line for 24 hours to purchase a newly built condo townhouse unit in Streetsville. I was very tired and made the mistake of purchasing a unit without a finished basement. Then I purchased a 2 bedroom plus den condo apt near Sherway Gardens overlooking the lake. I was fortunate because these properties have always been tenanted with the help of my cousin who is in real estate.
Then one day I was going through the paper and I saw an ad about rent-to-own and attended the seminar. I was very impressed by the way Tom presented himself and decided to become an Income-for-Life Member right away. I met my coach, Leslie Kitchen, and we started looking at properties. I had a fear of filling my own property and told Leslie that I only wanted home hunter deals. I was too naive to realize the rare opportunity that was given to me when Leslie brought a Mississauga home hunter deal to me. She said we had to move fast and because I took too long in looking into financing, I lost out on that deal to someone else. I decided to become a VIP member so that I could have opportunity for home hunter deals. Because these deals were going so fast to other VIP members, I went out and purchased a blackberry so that I would hear about them right away.
With the help of Andrea and Leslie, I obtained my first home hunter deal in Brampton. It is like going on a blind date as you have no idea what you are getting into because we have to move so fast. I am very pleased to have helped put a roof over these tenant/buyer’s heads because they are so grateful and happy. They are also doing major renovations at the property, including new flooring, new kitchen cabinets, fresh paint, gardening, etc. With the help of Leslie, I obtained another home hunter deal in Hamilton and again the tenant/buyers are so thrilled and are fixing up the home. The blackberry really helped because I was able to pick up my third home hunter deal last month, with the tenant/buyers moving in at the end of August.
During this period of time, the tenant in my Streetsville property decided to leave. I was thinking of selling it or having someone rent it out for me. Leslie, who has been a great coach, told me that it was a great opportunity for me to learn how to fill my own property. I was very nervous but took the classes, read the manual and followed the system. Within 3 weeks I found a tenant for my property After having gone through this experience, I have a new appreciation for the work and cost involved in obtaining a home hunter deal.
I now have several cash flowing properties and want to thank the Income for Life Team, and especially Leslie, for encouraging me to fill my own property.
